Allgemeine Geschäftsbedingungen

  1. DER MIETVERTRAG gilt als abgeschlossen nach Einlangen von 50 % der Mietkosten auf unserem Bankkonto. Die restlichen 50 % sind bis spätestens 6 Wochen vor Urlaubsantritt fällig. Nach Bezahlung des gesamten Mietbetrages erhalten Sie von uns einen Begleitbrief zur Erlangung des Autoaufklebers (kostet € 10.--) für die Anlage, eine genaue Wegbeschreibung zum Es MIRADOR und wichtige zusätzliche Informationen. Die Schlüssel werden Ihnen vor Ort ausgehändigt (bitte möglichst genaue Ankunftszeit angeben). Wir empfehlen Ihnen eine Reiserücktrittsversicherung abzuschließen. Wir behalten uns auch das Recht vor, während der Sommermonate (Juli-August) nur Buchungen von mindestens 2 Wochen zu akzeptieren. Gerichtsstand ist: A-6780 Schruns - Österreich.                           
  2. AN- und ABREISEZEITEN müssen unbedingt eingehalten werden. Es MIRADOR wird nur von Freitag zu Freitag vermietet. Wenn sie erst am Samstag anreisen möchten, müssen sie uns das mindestens 3 Tage vorher mitteilen. Für den dabei verlorenen Urlaubstag gibt es keine Kompensation. Anreise Freitags zwischen 17.00 - 19.00 h, Abreise Freitags bis spätestens 10.00 h. Sollte mit der Hausreinigung nicht um 10.00 h begonnen werden können, müssten wir die Miete für einen zusätzlichen Urlaubstag in Rechnung stellen. Im Falle einer unvorhersehbaren Verspätung am Ankunftstag, bitte die im Begleitbrief angegebene Telefonnummer anrufen. Die Koordinaten von Es MIRADOR sind wie folgt: N41° 42’ 58.72’’  E2° 53' 50.47''                
  3. Die KAUTION von € 500.-- wird 2 - 3 Wochen (erst nach erfolgter Kontrolle und Rückmeldung an uns) nach Urlaubsende an die von ihnen angebebene Bankverbindung zurücküberwiesen. Davon abgezogen werden die aufgelaufenen Stromkosten (1 KW € 0,25) und eventuell zerbrochene Gläser oder Porzellan oder Beschädigungen am oder um das Haus, die eine normale Abnützung übersteigen. Um einen einheitlichen Stil wahren zu können, werden zerbrochene Gegenstände von uns ersetzt und nach der im Haus befindlichen Preisliste in Rechnung gestellt. Klären sie vor Urlaubsantritt, ob ihre Versicherung Beschädigungen in einem Ferienhaus in Spanien deckt.
  4. Die PERSONENZAHL von 10 Personen darf auf keinen Fall, auch nicht durch Kleinkinder überschritten werden.  Jeder Austausch von Personen während des Aufenthalts ist, falls er nicht vorher mit uns vereinbart wurde, ausdrücklich untersagt. Jugendgruppen werden nicht aufgenommen.
  5. HAUSTIERE sind nur erlaubt, wenn folgende Regeln penibel eingehalten werden: Da die gepflegte Anlage um das Haus speziell von Kindern benützt wird, muss die Exkrementbeseitigung von den Mietern peinlichst genau und verlässlich vorgenommen werden. Pool und Betten/Couch dürfen von den Hunden auf keinen Fall benützt werden. Pro Haustier kommen pro Woche zuzüglich € 30.—in Anrechnung.      
  6. Die ENDREINIGUNG haben sie bereits mit der Buchung bezahlt. Sie umfasst allerdings nicht die Reinigung der Küche und des Geschirrs von Speiseresten sowie stark verschmutzter Fenster und das Wegbringen des Mülls. Sollten uns dadurch zusätzliche Reinigungskosten entstehen, werden wir Ihnen diese verrechnen. Eine Zwischendurchreinigung, die sie vor Ort bezahlen können, kann mit der Hausverwaltung arrangiert werden.
  7. HEIZUNG - Sämtliche Zimmer und Gänge im Haus sind mit einer Fussbodenheizung versehen, die über Solarzellen gespeist wird. Falls dies nicht ausreicht wird mit Strom zugeheizt. Da diese Heizung träge reagiert ist sie für eine schnelle Erwärmung für zwischendurch nicht geeignet. Dafür befinden sich im Wohnzimmer ein effizienter eingebauter dänischer Holzofen sowie für Spoterwärmung elektr. Heizlüfter. Holz muss von den Gästen besorgt werden. Die Heizperiode reicht in der Regel von November - April.
  8. POOL und GARTEN werden in regelmässigen Abständen gepflegt und gewartet. Dem dafür zuständigen Personal und auch Handwerkern für unerlässliche Instandhaltungsarbeiten muss Zutritt zum Haus gewährt werden.
  9. LIEGESTÜHLE und DECKEN die zum Hausinventar gehören dürfen nicht aus dem Haus entfernt werden (an den Strand, zum Picknick etc.).

  10. REINIGUNGS- WASCHMITTEL, auch Geschirrspüler-Tabs dürfen nur organisch abbaubare (am besten Marke "Frosch") und bitte SPÄRLICH benützt werden, damit die Funktionalität des Jauchetanks gewährleistet ist. Kkeine Bleichmittel, Medikamente oder ätzende Flüssigkeiten in die Abflüsse geben.

  11. NICHTRAUCHERHAUS, im Haus darf nicht geraucht werden!!!
  12. Sta. Maria de Llorell liegt in einer RUHE- und ERHOLUNGSZONE, was von den meisten Gästen geschätzt wird. Ab 23.30 h wird vom Sicherheitspersonal der Urbanisation die Nachtruhe überwacht. Nachtruhestörung könnte kostspielige Konsequenzen haben.
  13. AUFSICHT von KINDERN - Die Eltern, Erziehungsberechtigten oder sonstigen Aufsichtspersonen sind für die Sicherheit der anwesenden Kindern verantwortlich. Dies gilt besonders für den Pool- und Kinderspielplatzbereich.

 

 





General terms and conditions

  1. The RENTAL AGREEMENT is completed after a deposit of 50% of the rental price as shown in the confirmation letter has been paid. The remaining 50 % is to be remitted at the latest 6 weeks before the holiday date. When you have paid the full amount we will send you a letter which you will have to present at the gate to obtain the sticker for your car, an exact site plan with the road marked to get to the Es MIRADOR and other additional important information. The keys will be handed over to you at the office of our caretaker (a fairly exact arrival time should be specified). We recommend the closing of a travel cancellation insurance contract. We may also reserve the right to only accept bookings of at least 2 weeks during the months of July and August. Court of jurisdiction is A-6780 Schruns - Austria.
  2. ARRIVAL and DEPARTURE times must be complied with. Rental contracts for the Es MIRADOR are only made from Friday to Friday although you can arrive on Saturday if you wish. You should give notice of this at least 3 days in advance. There is no compensation for the lost Friday. Arrival times are Friday between 17.00 h – 19.00 h, departure time must be Friday before 10.00 h. Should we not be able to start cleaning the house at 10.00 h we will have to charge you an additional day rent. In case of an unforeseeable delay in the arrival you should call the number mentioned in the letter and arrange for a time to hand over the keys. The exact positioning of Es MIRADOR is: N41° 42’ 58.72’’  E2° 53' 50.47''                
  3. The DEPOSIT of € 500.—will be refunded to the bank account stated by you 2-4 weeks after the keys have been returned (and after the feedback of our caretaker). The electricity charges of € 0,25 per KWH and possible damage to the house or breakage of glass/porcelain will be deducted. To keep a uniform standard we will replace broken items ourselves and charge you according to the list you’ll find in the house. Please clear ahead of time that your insurance covers possible damage in a holiday house in Spain.  When there is no breakage or damage we will deduct only the cost of the electricity.
  4. The NUMBER of PEOPLE may under no circumstances exceed the maximum of 10, also not with small children or babies. No exchanging of booked guests during the holiday unless agreed by us beforehand. We will not accommodate youth groups.
  5. PETS are only under the following conditions allowed: Because the well kept area around the house is especially used by children, pets excrements must be thoroughly and reliably disposed of. The pool, beds and couches must under no circumstances be used by pets. There is an additional charge of € 30.-- per pet, per week.
  6. The FINAL CLEANING at the end of the holidays for which you have already paid (for) at the booking does not include cleaning the kitchen of food surplus and deposits, arranging cutlery and dishes as well as disposing of the waste and cleaning extremely dirty windows. Disregarding this rule will result in additional costs. An in-between house cleaning for which you can pay on-site can be arranged.
  7. HEATING – All rooms and corridors in the house are fitted with floor heating which is supported by the solar-system on the roof, an electrical system can be switched on should additional energy be needed. The floor heating is rather lethargic and not suitable for a quick warming up of the house. For spot-heating you find electric fan-heaters in the house. An efficient built-in Danish-type wood stove in the living room creates a cosy atmosphere on cold days. Wood is not provided! The heating period in this area could last from November to April.
  8. POOL and GARDEN are cared for at regular intervals. Please allow access to the personnel and professional workmen in case of essential maintenance.
  9. DECKCHAIRS and BLANKETS which are part of the inventory are not allowed to be taken outside (to the beach or for a picnic etc.)
  10. NONE-SMOKING house. Under NO circumstances do we allow smoking in the house. Non smoking guests are very sensitive and in some cases allergic to cigarette/cigar smoke and we will not allow their holidays to be ruined.
  11. CLEANING- and WASHING AGENTS including dishwasher tabs must be bio-degradable. Please use them SPARINGLY (do not let bleach, medication or acidy liquids go down the drains) in order to keep the sceptic tank functional.
  12. Sta. Maria de Llorell is a REST and RECUPERATION area. That is exactly what holidaymakers appreciate in this urbanisation. To keep it this way it is prohibited to produce any kind of loud noise after 23.30 h. Not sticking to this rule could be costly, should a disturbed neighbourhood contact the guards.
  13. LIABILITY The parents, guardians or custodians in charge are fully responsible for the safety of the children living in Es MIRADOR and they will have to make them aware of the precautions and potential hazards living around a pool and using a children's playing ground.
